Commercial

Twenty years of tenant improvements, office buildouts, and everything in between - across Vancouver and the Lower Mainland. We work alongside architects, designers, and engineers from permitting through to occupancy, and we'll tell you exactly what it'll cost before we break ground.

Past Projects

Explore a curated collection of some of our notable past commercial projects, where imagination meets function. Each project reflects our drive to deliver thoughtful, effective solutions.

Vertical Hydro Planting Greenhouse

This large-scale, multi-million dollar greenhouse build presented challenges most contractors never encounter. As construction managers, we coordinated every phase from the ground up.

The site itself had to be built before anything else could happen. We imported and compacted over 500 loads of fill — essentially engineering a stable, level base from scratch — then removed it once the ground had reached the elevation and load-bearing capacity the structure required.

From there, the scope covered large-diameter irrigation piping, complex underground electrical, structural steel rebar (the internal steel skeleton that gives concrete its strength) for both the slab and posts, a self-contained drainage system, and the full concrete foundation and slab pours.

The most demanding element was placing over 200 structural steel receiver posts to within ±1cm tolerance. Each post had to land in an exact position to interface with the main steel superstructure above — with no margin for error and no opportunity to correct mistakes after the concrete set.

This project required extraordinary levels of precision and attention to detail, so we are proud to have delivered the project on time and on budget.

Office, Lab & Warehouse — Tenant Improvement

This full tenant improvement project was a build-out of an existing commercial space to suit a new occupant — a medical products company.

The company operated across three distinct environments: a multi-room office, a laboratory, and a warehouse with mezzanine.

The office received a complete redesign: new layout, flooring, electrical, plumbing, ceilings, HVAC (heating, ventilation, and air conditioning), and fully updated kitchen and washroom facilities including a universal washroom. The warehouse scope included epoxy flooring for durability and chemical resistance, a reconfigured layout, and replacement of the rolling doors. In the lab, we handled cabinetry, countertops, refrigeration, and plumbing — all to the compliance standards a medical environment requires.

This project allowed us to demonstrate the sheer scale and breadth of work we are capable of, all while delivering on time and on budget.
